Reinspections* $199*
Re-inspections are rather limited, since sometimes I can only note whether the item appears to have been repaired. I may or may not be able to evaluate the quality of the repairs. If a seller is going to do repairs before closing, your BEST protection is to request invoices from licensed contractors (ESPECIALLY repairs involving electrical, plumbing, and HVAC). Notify the seller of this before agreeing to let them handle the repairs.

*Reinspection Procedure:
A list of items to be re-inspected must be provided at least 24 hours prior to the appointment. Each item will simply be marked "appears to be repaired", "not repaired", or "improper modification".
Lead Inspection Services

Dust Wipe Sampling $349 Per Unit + $30 Per Sample
A typical dwelling unit will require 6-9 samples. In municipalities requiring these inspections, the property will need to be re-tested every two years or every time there is a tenant turnover.

Full XRF Lead Inspection $449 + $14 Per Room
Featuring a more comprehensive lead test using an X-ray fluorescence instrument. This inspection is capable of detecting any lead paint, even if it is underneath more modern coatings. If this inspection comes up clear, the property can be permanently certified as lead-free and does not require any future reassessments. If old lead paint is detected, this inspection can provide a report that maps out the locations requiring remediation, which can result in greatly reduced costs for the abatement project.
